Ightham Mote – Visitor Infrastructure Project
The Ightham Mote project delivered a new low-carbon Visitor Centre, relocated and upgraded the car park, and restored the historic Walled Garden at the Grade I listed moated manor house in Kent. The project aimed to improve the visitor experience, enhance sustainability and protect important heritage features.
The new Visitor Centre replaced outdated facilities, while the previous car park was removed from the Walled Garden to restore the setting and improve arrival at the site. The completed scheme created a more welcoming and sustainable destination for visitors.
Woodley Coles were appointed by National Trust as Quantity Surveyor and Employer’s Agent. We managed project costs, procurement and contract administration throughout the works. Our role covered the full delivery of the Visitor Centre, car park improvements and landscaping works, while maintaining strong commercial control under the JCT Design and Build Contract 2016.

Sustainable design features within the new Visitor Centre included hempcrete walls, passive ventilation and a green roof. These measures reduced operational carbon and supported the National Trust environmental goals for long-term building performance.
Wider site improvements enhanced the visitor journey. Car park upgrades and restoration of the historic Walled Garden reduced pressure on key heritage assets while creating a better overall visitor experience. Experience gained on this Visitor Centre project continues to add value to future heritage and leisure schemes delivered by Woodley Coles.
Successful completion was achieved in 2024. Our team provided full commercial support as Employer’s Agent and Quantity Surveyor, covering cost management, procurement and contract administration. This approach kept the programme on track, controlled costs and supported the successful delivery of complex sustainable and heritage-sensitive works.
