Maidstone Grammar School for Girls – MMC New Build Teaching Block

Woodley Coles LLP were appointed to provide quantity surveying services in Kent for a new three-storey teaching block at Maidstone Grammar School for Girls. The project supported the school’s 1FE expansion and created additional space for modern teaching and learning.

The new building includes teaching classrooms, science rooms, music rooms and a visitor centre, which improves access to the historic air raid shelter located beneath the site. The project was delivered using Modern Methods of Construction, with Streif Sustainable Building Solutions providing a prefabricated building solution designed to improve quality, efficiency and sustainability.

The scheme also incorporated PV array installations and a sustainable MEP solution, supporting the delivery of an energy-efficient education facility with reduced operational impact.

Woodley Coles provided pre and post-contract Quantity Surveying services under an NEC4 ECC Option A contract. Our role included cost planning, procurement support, valuations, cost reporting and commercial advice throughout the project.

Due to the project’s proximity to railway infrastructure, careful consideration was required around Network Rail asset protection requirements. Woodley Coles worked closely with the project team to review the commercial implications of the available options, including maintaining the original design or relocating the building.

This exercise helped the client understand the cost, programme and risk implications of each approach. By challenging assumptions and reviewing the potential cost exposure, Woodley Coles supported an informed decision to retain the original design, protecting cost certainty, design integrity and long-term value for the project.
